At Gardian we achieve tremendous results from a planned marketing campaign. However, there are occasions where great results can be achieved by selling the property before marketing.
Please find below a couple of examples of Buyers who would purchase pre-market:
- Hot Buyers: Gardian’s buyer consultant matches a Hot buyer with a Vendors property. The vendor may have a few restrictions eg. Longer settlement, non-negotiable price etc. The Hot buyer is happy to agree as the property is exactly what they want.
- VIP Buyers: “Perfect Storm.” Where the vendor is ready to sell & has a “dream” price & we have a VIP buyer who realises this is their “Perfect House” and has the budget & a deal is done. Another example of using a buyer consultant.
- Time constrained Buyers: Where a buyer must purchase by a certain date. We speak to a vendor who has the property we are looking for, however may be two months away from being ready. The buyer being highly motivated will pay the required amount without the vendor doing the extra work.
One of Gardian’s points of difference for both buyers & sellers is that we conduct a “Caravan”. A “Caravan” (also known as a ‘Stock Run’) is where our team views potential listings prior to marketing. This is an opportunity for the agents to match a property with a database buyer.
As you can see with our in-house VIP & Hot buyers’ database, a result is possible without marketing. And of course, our agents are still working with these types of buyers once a property is officially marketed and organising inspections of current listings.
